1. Booking and Payment
Reservations
- A valid credit card is required to secure your reservation.
- Full payment is due at the time of booking unless otherwise specified.
- We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.
Cancellations

- No-shows or early departures will not receive a refund.
2. Check-In and Check-Out
Check-In
- Check-in time is after 3:00 PM.
- Self-check-in is available with a keypad.
Check-Out
- Check-out time is before 12:00 PM.
- Please start the dishwasher if there are dirty dishes and gather used towels.
3. House Rules
Quiet Hours
- Quiet hours are from 10:00 PM to 8:00 AM. Please respect other guests on the property.
No Smoking
- Smoking is not permitted inside any of our properties.
No Pets
- Pets are not allowed, with exceptions made on a case-by-case basis.
Candles
- No candles are allowed inside the properties.
Guests
- The person who books the stay must be present during the duration of the booking.
- Guests are welcome to visit during your stay. If overnight guests exceed your original booking, there is a $20 per person per night fee. Please inform us so we can provide extra towels and sheets.
Shoes
- Please remove shoes inside the living quarters and bring slippers for comfort.
Gatherings
- Gatherings are allowed with respectful consideration for other guests. Please adhere to quiet hours unless you book the entire property.
Additional Supplies
- We provide additional supplies such as a crock pot, air fryer, BBQ, and other cooking gadgets upon request.
4. Liability and Damage
Personal Belongings
- We are not responsible for the loss or damage of personal belongings.
Property Damage
- Guests are responsible for any damage to the property during their stay.
- Any damages or missing items will be charged to the credit card on file.
5. Privacy
- Your privacy is important to us. Please refer to our Privacy Policy for information on how we collect, use, and protect your personal information.
6. Dispute Resolution
Governing Law
- These Terms and Conditions are governed by the laws of the state of Idaho, United States.
Disputes
- Any disputes arising out of or relating to your stay with us shall be resolved through binding arbitration in Idaho.

- We reserve the right to modify these Terms and Conditions at any time. Any changes will be posted on our website and will become effective immediately upon posting.
